In a 30-day month the two conventions agree exactly, which is why the disagreement only ever surfaces in February, or in a 31-day month.

How the Rent Proration Calculator works

Rent for a partial month, calculated both ways: dividing by the actual days in the month, and by a fixed thirty. Landlords use both, they disagree, and the gap always favours one side depending on the month.

Two conventions that disagree

Dividing the monthly rent by the actual days in the month gives a daily rate that changes month to month. Dividing by a fixed thirty gives a constant rate. Both are in use, and they produce different answers in every month that is not thirty days long.

February is where the gap is widest. On a £1,500 rent, the actual-days method gives £53.57 a day and the 30-day method gives £50. Half of February costs £750 one way and £700 the other — a £50 difference on a single partial month.

The direction reverses in a 31-day month, where the actual-days rate is lower. Neither convention systematically favours one side across a year; each favours one side in any given month, which is precisely why it should be agreed rather than assumed.

Where the money actually goes wrong

The first payment is the common surprise. Many leases require the partial month plus the following full month up front, so the first payment is larger than the rent. It is entirely standard and it catches people who budgeted for one month.

Moving out is less symmetric than expected. Many leases require a full final month regardless of the actual move-out date, so proration applies on the way in and not on the way out. That is a lease term rather than an inconsistency, and it is worth reading before giving notice.

A mid-month rent increase should produce two lines rather than a blended figure: the old rate for days before the effective date and the new rate after, on the same convention. A single averaged number hides which rate was applied to which days.

The utilities version of the same problem

Utilities prorate on meter readings rather than on days, which is more accurate and more disputable. A reading taken at handover is the only thing that separates your usage from the next occupant's.

Taking your own photographed reading on the day, with the meter serial visible, is what settles the argument later. Estimated bills issued after a move are common and are almost always resolved by a photograph nobody thought to take.

Standing charges do prorate by days, which is why a short partial month still carries a real fixed cost. On a low-usage handover period the standing charge can be most of the bill, and it is not an error.
