Two minimums, and why codes set both
Tank size is normally the greater of a flow-based minimum — daily wastewater times retention time — and a bedroom-based floor. For a normally occupied house the bedroom floor usually wins, which looks like over-sizing until you consider why it exists.
Occupancy changes over a house's life and the tank does not. A three-bedroom house sized for its current two occupants becomes undersized the moment a family moves in, and replacing a tank costs many times what installing the right one did.
Retention time is what the flow-based minimum is protecting. It is the period liquid spends in the tank while solids settle and scum rises, and shortening it means solids carry through to the drain field.
The drain field is the expensive part
A septic tank can last decades. A drain field commonly lasts 20 to 30 years with good maintenance and far less if solids reach it, and replacing one costs many times what pumping the tank does.
Which reframes what maintenance is for. Pumping is not about the tank filling up — it is about preventing the accumulated sludge from reaching the outlet and carrying into the field. That is the failure mode worth spending money to avoid.
Field sizing comes from a percolation test rather than from soil type, because the same nominal soil accepts water at very different rates depending on structure and compaction. Local codes prescribe both the test method and how the result is applied.
What breaks a septic system
Wipes are the single most common cause of blockages, including those labelled flushable — they do not disperse the way paper does. Fats congeal in the tank and in the pipework leading to it, and coffee grounds do not break down at all.
